Editorial photography

Our top photo package. Every room is lit with flash and blended with the daylight by hand, so the photos look the way the house does when you’re standing in it.

The great room seen from the patio through open sliding glass doors, with a beamed ceiling, kitchen pendants, a cream sectional and the fire lit

How it’s different from HDR

HDR blends a few exposures of the light that’s already in the room. It’s quick, it looks good, and it’s right for most listings.

Editorial takes a lot longer. We light every room with flash, balance it with the light from the windows and edit each photo by hand. The colors come out true, the finishes look like themselves, and nothing looks flat or blown out. We shoot straight-on frames and details, not just the corners of each room. A 4,000 square foot home is about 3½ hours on site.

When to book it

New builds, designer remodels, and the listings where the seller is going to ask who’s shooting it. It’s also the set to bring to your next listing appointment.

What’s included

  • Every room lit with flash and blended with the daylight by hand.
  • A premium 2D floor plan.
  • Upload to your Flexmls listing, included.
  • Standard delivery is within 1 to 2 business days.

Pricing

Each size has three photo counts to pick from. It starts at $650 for 15 photos in a home under 1,000 square feet. A 4,000 square foot home is $1,580 for 60 photos, or 40 or 80 photos either side of that. Extra photos are $30 each. Type your square footage into the calculator on the pricing page and you’ll see the editorial prices next to the HDR packages.

Aerials aren’t included. Add 6 for $110 or 10 for $150 when you book. Photoshop work, like taking a car out of the driveway, is $200 a listing. Homes over 15,000 square feet are quoted when you book.

HDR, flash or editorial?

Most listings are right for HDR. Flash adds a flash frame to every photo for truer color. Editorial is our top package, for the homes that call for it. Here’s what each one includes.

HDR photography

From $159, by square footage

The package for most listings. Quick, bright and priced by the size of the home.

What’s included

  • A few exposures of each angle, blended so the room is bright and you can still see out the window.
  • Color correction and sky replacement on every photo.
  • A free 2D floor plan.
  • About 1 to 2 hours on site.
  • Delivery within 1 to 2 business days. Rush is same day on standard edits.
  • Extra photos are $5 each.

What’s not

  • A flash frame. That's flash photography, from $259.

Questions agents ask

How is this different from the HDR packages?
HDR blends a few exposures of the light already in the room. Editorial lights every room with flash and edits each photo by hand. It takes longer on site, it costs more, and the photos look like the house does in person.
How long will you be at the house?
About 2 hours for a small home, 3½ hours for 4,000 square feet, and up to 8 hours for the biggest homes we price. The calculator on the pricing page shows the time for your square footage.
Do I need to be there?
No. We have Supra access, so we let ourselves in and lock up when we’re done.
Can I add aerials or a twilight?
Yes. Aerials aren’t included. Add 6 for $110 or 10 for $150 when you book. Twilight is quoted when you book, or we can turn a daytime exterior into a twilight edit for $20.
When do I get the photos?
Standard delivery is within 1 to 2 business days.
